The Gateway Precinct

A mixed use retail precinct with dedicated communal spaces such as bandstand, amphitheatre and outdoor exhibition areas. Designed with finesse, the proportion system and architectural grammar is derived from nature to reflect upon adjacent historical buildings.

Attractive Rentals

For floor areas above 150m2, the rental rate is $160 per square metre (psm) per annum (pa).

For floor areas between 50m2 & 150m2, the rental rate is $175 psm pa.

For floor areas between 30m2 & 50m2, the rental rate is $200 psm pa.

For floor areas below 30m2, the rental rate is $250 psm pa.

 

Rentals are plus GST and plus outgoings.

Outgoings are approximately $65 psm pa + GST = $75 psm pa incl GST.

 

The outgoings cover rates, building insurance, security, fire systems, water rates, common area, cleaning, gardening, and car parks. The outgoings are subsidised by the Landlord.

The Gateway Precinct, in the heart of Feilding’s town centre, has frontage to Fergusson Street, vehicular access from Warwick Street and a pedestrian link to Kimbolton Road. Fergusson Street is a boulevard link from Manfeild Park to the CBD, with The Gateway Precinct being the first retail complex that Manfeild visitors will see when heading into town. 

Feilding is a growing rural servicing town with an urban population of 16,000. It serves as the agri-business centre of the Lower North Island. Feilding Stock Saleyards, right in the town centre, are arguably the largest in the Southern Hemisphere with sales Monday and Friday, and sometimes more frequently. Feilding is the hub of the Manawatu District, whi h has a population of 30,000, and also services the farming community to some extent from surrounding Rangitikei, Horowhenua, Palmerston North and Tararua.

The major provincial city of Palmerston North with population of 87,000 is less than 20km away, with Feilding acting as a country town alternative to living in Palmerston North. Many of Feilding’s residents work in Palmerston North. Feilding is also the number one town or city of choice for Ohakea Airforce personnel to live.

The potential retail catchment area is therefore very large.

Manawatu District is the fastest growing territorial authority in the wider region. By 2028 there are predicted to be 3,800 more residents, 1,700 more houses and 2,000 more jobs.

Feilding is well serviced by large Feilding High School and 5 Primary and Intermediate Schools. Great sports clubs, art and cultural facilities, parks, library and swimming complex add to the enjoyment of living in Feilding, which has won the New Zealand’s most beautiful town award 16 times. Manfeild Park with 80 hectares including motor racing circuit and 7,800m2 stadium hosts around 400 events a year including the New Zealand Grand Prix and Central Districts Field days.

Feilding has many Edwardian brick buildings that are earthquake prone, and which will have to be strengthened or demolished. The Gateway Precinct is the perfect place to relocate to.
